We inspect the property against the current 15 categories, including bathrooms, electrical safety, heating, kitchen, laundry, lighting, locks, mould and damp, structural soundness, toilets, ventilation, vermin-proof bins and window coverings.
A reasonable supply of hot and cold water is required under the bathroom, kitchen and laundry standards; there is no separate hot water category in the current minimum standards.
Clear evidence. Practical next steps.
You receive a written report with photographs and recommendations for any rectification work identified. Any category not meeting the standards is clearly documented.
Looking ahead to 2027
Victoria’s new Minimum Energy Efficiency Standards commence from 1 March 2027. Draughtproofing follows separately, from 1 July 2027. Our inspections flag where heating, cooling, hot water, showerheads, ceiling insulation or draughtproofing may need attention when the relevant trigger happens. We inspect and report on the new requirements so you can plan ahead. A property is not failed on a requirement that has not yet been triggered.
Why inspect now?
From October 2026, rental providers relying on an exemption from any of the new standards will need to keep records supporting it. An inspection now shows you exactly where your property stands, ahead of that record-keeping duty.
Before draughtproofing a home with gas
If a property has gas appliances, a licensed plumber must carry out a gas safety check before draughtproofing begins. The check must be less than 6 months old when the work is completed.
Draughtproofing must not go ahead if the check identifies un-flued or open-flued gas appliances. These can become unsafe when a home is sealed. Our team can help you arrange the gas check and identify the next steps.
